Don't let them tie you in with high commissions & fees
SOLE SELLING RIGHTS CONTRACT
gives away all your rights as Owner to sell your property yourself. If you find a buyer elsewhere other than with the estate agent, you will have to pay the estate agent’s commission from the proceeds of sale.
SOLE AGENCY AGREEMENT
if you find a buyer elsewhere, you may have to pay the estate agency’s ‘advertising’ and ‘for sale sign’ costs. It is therefore worth obtaining in writing beforehand how much these costs will be, so the estate agent cannot charge more than what is in writing.
READY WILLING AND ABLE PURCHASER means you will have to pay the estate agent when they find a buyer for you who is ready to purchase your property, (even if you then opt out of the sale).
MULTIPLE AGENCIES
means you allow multiple estate agencies to find you a buyer. Although one estate agent will find you the buyer, the commission at the end of the proceeds of sale will be higher than with a ‘sole agency agreement’.
JOINT SOLE AGENCY means you allow two estate agents to find you a buyer, the commission at the end of sale is split between the two, however, their fees tend to be high.
Beware of Contracts which tie you in with an estate agent for a long period of time.
